At Strode Independent Living we believe in empowering residents to choose the aspects of senior living that work best for their lifestyle – from the activities they participate in, to the apartment they call home. We offer studio to 2-bedroom apartments with sunrise or sunset views, mountain or meadow views, and the choice of two flexible financial models.
There are three aspects to pricing that you should take into consideration:
- Financial models
- Monthly service fees
- Priority deposit
Financial Models – Flexible Options
While our community is designed primarily as an Entry Fee Program, we also offer a limited number of apartments through a Rental Fee Program. The choice is yours, depending on which model makes the most sense for you financially.
Entry Fee Program
The best way to think of this pricing option is as an investment. With the Entry Fee Program, you’ll have a larger purchase price, similar to when you buy a single-family home, condo, or townhouse. But with this program, if you decide to move out you’ll be refunded 80%, 50%, or 0% of your original entry fee (see Resident Agreement for details). This gives both you, and your family, a nest egg to tap into for the future if your living situation changes.
With this model, you pay a higher cost at move-in, but a lower monthly service fee.
If you plan to stay longer than 18 months, this model is less expensive.
Rental Fee Program
The Rental Fee Program is a monthly payment model, just as if you were renting a traditional apartment. The rental terms require an annual lease agreement, a security deposit, and a one-time community fee.
While the rental model offers a lower cost of entry, the monthly rental fee is higher than the monthly service fee associated with the Entry Fee Program. With this program, there are no funds returned upon move-out except for your security deposit.
Lease agreements can be terminated with thirty (30) days notice.
The cost for both the Entry Fee and Rental Fee Programs is determined by a number of factors including:
- Size of your unit (studio, 1-bed, 1 ½-bed, or 2-bed)
- Location of your unit (sunrise/sunset, mountain /meadow view, corner, etc.)

Monthly Service Fees
One of the benefits of life in a senior living community is paying a single monthly fee for all your basic homeownership expenses such as:
- mortgage/rent
- property tax
- heating and A/C
- electricity
- water
- TV and internet
- light housekeeping
- home repairs and maintenance
- trash and recycling
- snow removal and landscaping/grounds maintenance
In addition, our monthly service fee also includes the cost of a daily dinner, health and wellness programs, activities, and more.
The cost of the monthly service fee is dependent on the type of unit you select and the number of occupants per apartment.
